Don’t earn enough!

A young couple came to us, excited to buy their first home… but their budget was doing that awkward shrinking violet thing. Great news though: they had wonderfully supportive parents willing to help however they could — absolute hero status.

So, during our face-to-face meeting in the office, we fired up Rightmove together (because nothing says bonding like judging wallpaper choices in real time). We walked through real properties with real numbers and explored something called Joint Borrower/Sole Proprietor — the “have your cake and eat it” option. In their case, this allowed there to be three named on the mortgage, but only the young couple be on the house deeds.

Translation: another income in the mix, more borrowing power, no extra stamp duty, and fewer grey hairs all round. Looking good.

The result? Beautiful. Their affordability shot up, the mortgage worked, and the dream home became a genuine “yes”… and just to make it sweeter, it was one of the houses we viewed on Rightmove together, in that very first meeting. We were all chuffed.

Now they’ve got the keys — time to tackle the decorating. That’s not our bag.
